"Spring is best" gets repeated so often in this industry that it's practically wallpaper. There's truth in it, but it's also the advice every seller hears, which means it's the advice every seller acts on, which means spring is also when you've got the most competition on the market. Worth thinking about before you assume it's automatically your moment.

What you're really buying with a spring listing

More buyers are looking, gardens photograph well, and the longer daylight hours mean more viewing slots. If your property leans on kerb appeal (a nice front garden, a bright aspect) spring genuinely does show it at its best. Just know you'll likely be one of several similar homes on the same road all coming to market at once.

Why is autumn underrated?

September through November tends to bring serious buyers, the ones who didn't find what they wanted over summer and want to be in before Christmas. There's less competing stock, viewings feel more purposeful, and we regularly see properties move faster in a quieter autumn market than in a crowded spring one.

The things that matter more than the season

  • School catchment timing
    If your buyers are families, a lot of serious searching happens ahead of the September school year, meaning a lot of offers get made in spring, but plenty of committed searching happens in January too, once people are back from Christmas and thinking straight.
  • Your own chain
    The "best" time to sell is whenever you and your onward purchase can move together sensibly. A perfectly timed sale that leaves you homeless for three months isn't a win, however good the price looked on paper.
  • What's happening on your specific street. If two similar houses near you already sold well last month, that's a stronger signal than any national headline about the market.

December and January get an unfair reputation

Yes, fewer people are actively searching around Christmas. But the buyers who are looking in late December and early January tend to be the most serious. They're not casually browsing, they're trying to solve a genuine need before spring competition arrives. We've had some of our smoothest sales agreed in the supposedly "dead" first week of January.

So, when should you actually sell?

If your property and your circumstances are both ready, the answer is now, not some perfect month you're waiting for six weeks away. Holding out for the "right" season usually just means holding out for more competition to show up. If you're genuinely not ready, that's a different conversation, and we're happy to have it with you, including telling you to wait if that's the better call for your situation.
