West Wickham gets described a lot as "the sensible choice", with good schools, a proper high street, a direct train to London Bridge in around half an hour, and prices that are kinder than most of the postcodes closer into town. All of that's true. It's also not the whole story, so here's what we'd actually tell you if you sat down in our office on the High Street.

Get your paperwork sorted before you fall in love with anywhere

The single biggest cause of a first-time buyer losing out on a property isn't being outbid. It's being slower than someone else because their Agreement in Principle, proof of deposit and ID weren't ready when the seller wanted an answer. Get a mortgage broker involved before you're seriously viewing, not after you've found "the one". It costs you nothing to be ready.

Know which bit of West Wickham you actually want

The area isn't uniform, whatever the estate agent listings might suggest. Around the Glade and Copse Avenue you're paying for space and quiet streets. Closer to the station and the High Street, you're paying for convenience and a shorter walk with the shopping.

Hawkhurst Way and the roads around it tend to suit families wanting a semi with a proper garden. None of these are better or worse. They're just different trade-offs, and it's worth walking the streets at different times of day before you commit, not just turning up for a 20-minute viewing on a Saturday morning.

Don't skip the survey to save money

We understand the temptation. You've already spent a small fortune on solicitors and stamp duty, and a survey feels like an optional extra. On period properties especially, it isn't. Use a local agent who'll actually tell you the truth

This one's obviously self-interested, but we mean it: a national portal search shows you what's for sale. It won't tell you that the flat you like backs onto the school playground, or that the seller two doors down is motivated because they've already exchanged on their next place. Local knowledge like that changes offers. It's the whole reason boutique agencies exist rather than everyone just using Rightmove directly.
