Your House Butler journey begins with a 45-minute dscovery call with one of our owners, Kunal and Kapil, who are registered buying agents. We’ll learn about your requirements, timeline, and property goals.

Following the Discovery Call, we develop a tailored search strategy built around your brief and budget. Our success fee is typically 10% of the saving or 1.5% of the purchase price (whichever fee is greater), with an engagement fee of £499 + VAT. A detailed fee proposal will be provided following the initial consultation.

We conduct an active search across on- and off-market listings, leveraging our network and local insights to identify the most suitable opportunities for you.

You’ll receive regular progress reports and curated shortlists. With us, you’re always informed and in control of your search.

Yes. We’ll arrange and attend property tours with you and provide expert analysis and honest advice on each option. If you’re overseas, we can arrange video tours.

We manage the whole negotiation process on your behalf, advising on strategy, presenting offers, and securing the best possible terms.

From offer to completion, we coordinate with solicitors, surveyors, and agents to ensure a smooth transaction. Our support continues beyond completion to help you settle in.

Yes. Through our premium services, we can assist with relocation logistics, school searches, local orientation, and home setup, and we can even introduce you to vetted contractors and designers if you plan to renovate.
